A RESOLUTION OF THE MAYOR AND TOWN COUNCIL OF THE TOWN OF CUTLER BAY, FLORIDA, AUTHORIZING THE ISSUANCE OF A REQUEST FOR QUALIFICATIONS (RFQ) FOR PROFESSIONAL SERVICES - PROPERTY MANAGEMENT FOR THE TOWN CENTER BUILDING; AND PROVIDING FOR AN EFFECTIVE DATE.

BACKGROUND AND ANALYSIS
The Town purchased the South Dade 2 Building (Town Center Building), located at 10720 Caribbean Boulevard. As the Owner of the building, the Town is pursuing a Property Management Firm, to manage the "day-to-day" operation of the building.
In order to comply with our procurement process, staff has developed a Request for Qualification in which one qualified and licensed Property Management Firm (the "Consultant") will be selected. The Consultant will be selected based on the following criteria:
Ø Credentials and accomplishments of the Property Management Firm
Ø Quality of the projects and accomplishments of the Consultant(s) in providing similar Property Management services to entities comparable to the Town
Ø Consultant's maintenance and safety of similar track record project performance
Ø Consultant's Monthly Management Fee
Ø Credentials and accomplishments of the Consultant in general
Ø Compliance with the Response preparation and submission requirements
Town Ordinance #06-22 requires the Town Manager to obtain authorization from the Town Council in order to advertise solicitations for bids and proposals, prior to advertising the public notice.
RECOMMENDATION
We recommend that the attached resolution authorizing the Town Manager to issue a Request for Qualifications (RFQ #15-04) be adopted.
