A RESOLUTION OF THE MAYOR AND TOWN COUNCIL OF THE TOWN OF CUTLER BAY, FLORIDA, GRANTING FINAL PLAT APPROVAL FOR COCO BAY, LLC, LOCATED ON THE SOUTHWEST CORNER OF SW 188 STREET AND SW 82 AVENUE (FOLIO NUMBER 36-6003-001-0150), AS LEGALLY DESCRIBED IN EXHIBIT "A", CONSISTING OF APPROXIMATELY FIVE (5) ACRES; AND PROVIDING FOR AN EFFECTIVE DATE.

BACKGROUND AND ANALYSIS
The intent of this application is to seek final plat approval for Coco Bay, LLC. The final plat approval by the local government is a ministerial process to ensure consistency with the requirements set forth in Article XII, "Subdivisions of Land," Section 3-197 ""Final Plat" of the Town Code, Section 28-8 of the County Code, and state law. A copy of the final plat application is provided in Attachment A.
Name of Applicant: Coco Bay, LLC
The residential development Coco Bay is located at the southwest corner of SW 188 Street and SW 82 Avenue. The site consists of one folio 36-6003-001-0150 and consists of five (5) acres of land.
The applicant received Tentative Plat approval from Miami Dade County on September 5, 2014. They are proposing to subdivide a total of five (5) acres into ten (10) separate residential lots. The entire site is currently vacant. It is the intention of Coco Bay LLC., to enhance the neighborhood by developing on these lots.
The Town surveyor and staff reviewed the final plat for consistency with the requirements of Article XII, "Subdivisions of Land," Section 3-197 "Final Plat" of the Town Code, Section 28-8 of the County Code, and state law.
